- Send an introduction email to the title company, lender, and cooperating agents and administrators. This email should include the purchase price, earnest money due, and inspection period end date.
- Send an introduction email to the buyer and seller, including the signed contract with all important dates and details.
- Ensure the title company has all the necessary buyer and seller information.
- Arrange inspections if required, send home information to the inspector, and inform the listing agent of the inspection time and day. Additionally, send calendar invites to all parties involved.
- Upload receipts and invoices, then forward them to the title company and lender.
- Prepare the TRR and send it to the buyer for signatures.
- Schedule the closing time with the buyers and send out calendar invites to all parties.
- Order the home warranty of buyers choice and send the details to the title company and the listing realtor.
- Email the settlement statement to the buyer and seller along with closing details. Verify commission, home warranty, earnest money, seller credits to the buyer, HOA fees, and receipts to be paid at closing.
- Upload all closing documents and mark the property as sold in the MLS (if representing the seller).
- Ensure you have all required compliance documents in the file with all necessary signatures.
- Confirm that the DA has the correct commission, referral, and sale price.
- I will communicate with the title company and lender on your behalf, as well as with the cooperating agent. I will copy you on all emails.
