Once under Contract:
Send intro email to title, lender and cooperating agents and admins that includes purchase price, EM due and inspection period end date.
Send intro email to buyer/seller including the signed contract with all important date and details.
Ensure title has all the buyer/seller information.
Set up inspections (if you would like). Send home info to inspector. Email the listing agent the inspection time/day. Send calendar invites to all parties.
Upload receipt and invoices, send to title and lender (ODAFF 1)
Make your TRR and send to the buyer for signatures
Schedule closing time with the buyers, send out calendar invites to all parties
Order home warranty (of your choice) send to title and listing realtor.
Email settlement statement to the buyer/seller along with closing details. Verify commission, home warranty, earnest money, seller credits to buyer, HOA, receipts to be paid at close.
Upload all closing docs and mark sold in MLS (if you have the seller)
Ensure you have all of your required compliance documents in the file with all required signatures.
Ensure DA has the correct commission, referral, sale price.
I will be the one in communication with title and lender on your behalf as well as the cooperating agent. I will cc you on all emails.
